Choosing a real estate agent to list your property and represent you in the transaction is probably the most important decision you will make during the process. It is critical to choose an agent that has experience selling properties that are similar to your home and in the same market area. Agents with additional designations and certifications are likely to have strong negotiation techniques, market knowledge, and other skills necessary for a successful transaction. Also, real estate agents are fiduciaries, so be sure to select one that you are confident will prioritize your best interest above all else.
The real estate agents should each prepare a Comparative Market Analysis of sold homes in the area that are similar to your property. This analysis will give you insight into the market value of your property and the target list price. An agent with the Pricing Strategy Advisor certificate is going to be your best resource for an honest and accurate valuation. The agent that you hire will offer additional insights and strategy into selecting the perfect list price.
Preparing your house to sell might be labor intensive and require some time depending on the condition fo your property. Minor repairs, cleaning, painting, and decluttering may all be needed before staging the property for photos and showings. Curb appeal is also very important as it is the first thing buyers see when they arrive at your home.
Photos and video are your first impression. Nearly all buyers use the internet to research properties, and if they don’t like the first 5 photos, they are not going to schedule a tour of your property. An experienced agent will schedule photos, videos, and possibly 3-D tours.
Once the photos and videos are submitted, your agent can begin to market your home. In Texas, we also have the option of Coming Soon marketing which allows us to get photos and videos in front of potential buyers before you’re ready to start showings. An experienced agent will use multiple platforms and methods to market your property such as the MLS (HAR.com), Social Media, Email Announcements, Newsletters, Open Houses, Postcards, and more.
Buyers will want to see your home, and they’ll want privacy when they tour. It’s important to leave the house during tours and take or secure pets too. You’ll have control over when showings occur and you’ll want to leave yourself some time to tidy your house before you head out.
When an offer comes in, you’ll want to review it thoroughly. The offer price isn’t the only item in the contract that can be negotiated. Ideally, you want an agent with the Master Certified Negotiation Expert designation on your side to help you review all of the terms and negotiate the best deal for you that also works for a potential buyer.
The buyer is going to conduct a variety of inspections, including a general inspection of the condition, an appraisal of the value, a survey of the land boundaries, and a title inspection of ownership and liens. it is common for buyers to discover defects or discrepancies that they would like to negotiate if they are going to proceed with the sale, so you’re back to the negotiation table. This is another time that having an agent with a Master Certified Negotiation Expert designation or the Accredited Buyers Representative on your side. They’ll both negotiate aggressively for you and know how a buyer and their agent are thinking.
Once you have negotiated inspections, you’re on the way to closing. It’s time to pack all of your personal belongings, clean the house, terminate utilities, and move out. If you’re really generous, leave a note and a bottle of bubbly for the new owners.
Closing is usually held at the title company. As a seller plan to spend about 30 minutes signing documents related to the transfer of ownership.
Once all documents have been signed, the buyer’s lender will release the loan funds, and the transaction will be funded. Your proceeds will be sent you shortly and you’ve sold your home. Congratulations!!
