Rice Village

Rice Village is a high-traffic shopping district located just west of Rice University. The neighborhood spans multiple city blocks and is bordered by University Boulevard, Tangley Drive, Kirby Drive, Morningside Drive, Rice Boulevard, and Greenbriar Drive.

Accessibility: Since the neighborhood is loaded with restaurants and stores, it’s quite easy to complete your errands by foot. Rice Village Pavilion is extremely bikeable in most spots, and depending on your location, you should be able to find some public transportation.

Parks, Recreation, and Greenspaces: As a small community with an emphasis on retail, there aren’t any notable greenspaces in the actual village. However, nearby Rice University’s campus has several fields for use. Whitt Johnson Park to the southwest and Wier Park to the northwest could be options for those who don’t mind a small green space. Hermann Park to the east of Rice University is a large, popular greenspace wonderful for hike and bike trails and entertainment.

Commute: Most areas offer some public transportation, but a ride north on Kirby Drive will take you to Interstate 69. Head south on Kirby Drive and go west on West Holcombe Boulevard and you can access the 610 Loop.

Rice Village Appreciation Values: Residents of this affluent area experience positive appreciation values on their properties after one year and five years. Those who live in the community for ten or more years experience the highest appreciation values at 58.56%!

History: Rice Village is now known as a popular shopping district, but that wasn’t always the case. The neighborhood wasn’t originally planned to be a retail hotspot but has been one since the late 1930s.

Shopping: Whatever you need, you can probably find it in here. From amazing restaurants to clothing, spas, and electronics, Rice Village has it all. This dense community of retail shops offers something to everyone in a relatively small location.

Community: With no notable greenspaces and multitudes of stores packed into just a handful of city blocks, Rice Village has a cityscape atmosphere. Residents love that they can complete errands or enjoy a day shopping just by walking. Houstonians from all parts of the city visit the area to shop, but the area is extraordinarily popular among college students from Rice University next door. Rice Village is constantly evolving and is even growing in size; however, it’s not a large community, so your ideal housing may be a little harder to find here than in other neighborhoods.

Culture: Rice Village has a ton of multi-cultural restaurants with food from all over the world, including France, Vietnam, Japan, China, Turkey, Italy, Mexico, Greece, India, Thailand, and more.
