Spring Branch

Spring Branch is a fast-growing community located in northwest Houston bordered by Interstate 10 to the south, the 610 Loop to the east, and Beltway 8 to the west. Due to its size, the Greater Spring Branch area is divided into four “super neighborhoods.”

Accessibility: Spring Branch is a relatively large community, but luckily, that doesn’t mean you can’t complete your errands by walking. Although public transportation is lacking a bit with a Transit Score of 45, some public transportation is available. Although it depends on the part of the neighborhood you’re in, much of the area is bikeable.

Parks, Recreation, and Greenspaces:  There are several parks that are meticulously managed by the Houston Parks and Recreation Department. They include R.L. and Cora Johnson Park, which contains hike and bike trails as well as outdoor basketball and tennis courts, Freed Park and Community Center, Schwartz Park, Agnes Moffit Park, Nob Hill Park, and many, many more.

Commute: Since major Houston roadways border three sides of the neighborhood, it’s generally easy to commute into the city center or out to the suburbs. Just keep in mind that depending on where you live within the community, you may not have amazing access to public transportation.

Spring Branch Appreciation Values: Residents of Spring Branch enjoy very high appreciation values over time, with a 5-year appreciation value of 31.51% and 10-year appreciation value of 110.90%. This makes Spring Branch an excellent neighborhood to live in long-term.

Schools: Since Spring Branch is one of Houston’s largest neighborhoods, students living in and around Spring Branch have several options for schooling. Many of the neighborhood’s schools are considered the best in Houston!

History: In 1830, a German immigrant named Karl Kolbe sailed from Gotha, Germany with his family to settle new land. He traveled along the Buffalo Bayou and made his home on the banks of a creek that emptied into the bayou. Sometime later, a traveler passed by and asked Kolbe what he called the area. When Kolbe had no answer, the traveler suggested he name it “Spring Branch.” The name has stuck for nearly two centuries!

Shopping: Although the area is not known for shopping, The Galleria mall is just a short drive. Spring Branch also has some great restaurants to enjoy. Since the neighborhood is just minutes from the Memorial Park and Galleria neighborhoods, there are still plenty of opportunities to shop.

Community: Despite its settlement in 1830, this is still a growing neighborhood, causing it to have an eclectic mix of influences. As a result, the community is known for its variety of luxurious and modest homes. The area is also perfect for families who want a large range of high-quality education options.

Culture:  Until the late 1960s, the vibe was more rural, with dirt roads and horses in the area. Much has changed since then as the neighborhood has grown, but it’s still one of the best places in the city for families to find homes with large yards. Over the years, immigrants from a variety of places such as Germany, Central America, and Korea have made their way through the community, making Spring Branch a great place for those who crave culture but need a little extra space to stretch out.
