Finding the right rental property in Houston to meet your needs (and your budget!) can be a huge challenge—especially if you haven’t had a chance to explore much of the city. That’s where I come in. Your Timeline for Renting in Houston

Some Houston rental journeys are long, and some are short. But the steps are pretty much the same every time! Here is a timeline to illustrate what you’ll need to do to rent a property in Houston:


RENTING

Determine Your Needs

Determine what you think you want in your next rental. What neighborhoods are you considering? How many bedrooms do you need? Do you need outdoor space? Is a balcony or patio sufficient, or do you need a yard? Do you require off-street parking or a garage? What finishes do you have to have? What is your budget? 

Find an Agent

Choosing the right real estate agent to help you is possibly the most important step. It is critical to select an agent that has experience renting homes similar to what you are considering and in your preferred geographic area. Many agents prefer to not do rental transactions, so be sure to select one that not only does them, but does a lot of them. An agent with experience as an apartment locator will be able to assist you with not only homes and condominiums, but also apartment communities. Above all, your agent needs to be someone that you trust will prioritize your best interest over everything else.

Manage Your Expectations

Your agent has compiled a list of properties that meet your needs, or don’t, if your needs exceed your budget. This is a great time to reassess, manage your expectations, and adjust your needs and wants. Commonly, rentals are priced based upon location and condition (older, classic, updated, modern, etc.) Considering these factors, you may have to adjust your price, your preferred locations, or your condition requirements.

Create a List

Using your refined criteria, your agent will send you a new list of options. You’ll want to create a list of the properties that interest you most. I suggest a top 10 list, and rank them in that order. If you see your #1 pick and love it, why waste time looking at the rest (unless you’re very thorough, of course!) 

Compile Documents

Your agent will contact the landlords, property managers, or agents of the properties on your Top 10 list to confirm availability and gather information about the application process and fees. While they’re doing this, it’s a great time for you to compile your application documents. Track down copies of your 4 most recent paystubs (they’re probably in your HR portal) or offer letter, your photo ID, and fill out the standard TAR rental application. Doing all of this will ensure you’re ready to apply for your dream home right after you see it, before someone else does. Like Beyonce says, “if you liked it, you shoulda put a ring on it!”

Look at Homes

Your agent and you will choose a day to look at as many properties as possible. Your agent will need to schedule appointments for access to each property so you’ll want to make sure they know your availability at least 24 hours in advance. For apartments, you may be sent to tour on your own; it just depends on policies. At the end of your tours, you should create a Top 3 list of the properties you liked most and would consider applying for. If there isn’t one you’d even consider applying for, it may be time to reevaluate the needs and wants list so you can schedule another day of tours.

Apply

You’ve found the one and you’re ready to apply. If it’s an apartment, the application process will likely be 100% online. If it’s a privately owned property like a house or condominium, your agent will send your application package (of the documents you compiled earlier) to the agent or landlord. You will pay an application fee, and they’ll review the documents, plus check your credit and background. Your application could be approved, approved with conditions, or declined, depending on what is found in the screening. A good agent will help you prepare for all of these outcomes.

Pay Fees & Sign Lease

When you’re approved, it will be time to sign the lease and pay the deposit. Be prepared to pay a pet deposit at this time too.

Schedule Utilities & Movers

While waiting for your move-in day, you will need to schedule utilities such as electricity, gas, water/sewer, trash, and cable/internet. You also want to arrange for movers to help you with all of your belongings and furniture. Also, renters insurance of $100,000 for liability is likely required. 

Schedule Move In

Your agent will be in touch to help you coordinate move in. On move-in day, rent is due in order to obtain keys. Once those keys are in your hands though, that is it! You’re home! Congratulations.
