Buying a home in Houston doesn’t have to feel overwhelming. Here’s what to expect from start to finish:
Browse listings on HAR.com and other online search platforms to explore neighborhoods, price ranges, and home features. Be sure to include features that are important to you such as number of bedrooms, finishes, size, and yard. Explore the average cost of homes that meet your criteria, and adjust your criteria or budget if needed.
Contact one or more mortgage brokers or lenders to get pre-approved for a mortgage loan. It’s critical to know your exact buying power so you aren’t considering homes that exceed your budget. Starting the pre-approval process early will also allow you to discover any areas of your financial history that need improvement.
Selecting a knowledgeable and experienced Houston REALTOR® is one of the most important decisions in your buying journey. Look for an agent familiar with your preferred area and property type, with proven negotiation and communication skills—like the team at Angel Fultz Realty!
Your agent and you will compile a list of homes from HAR.com and other online search platforms to tour in person. You may spend just one day or many months touring homes before finding “the one”. It can be a lot of fun, but it can also be overwhelming. Pace yourself and try to limit the number of homes you tour to 5 per day.
Once you find a home you’d like to offer on, your REALTOR® will prepare a Comparative Market Analysis (CMA) report with data about similar sold properties. We’ll recommend an offer price and other offer terms. The offer will be sent to you to sign. Once signed by all buyers, the offer is sent to the listing agent and/or seller for consideration.
Once your offer is negotiated and accepted, it’s inspection time. This may include a general inspection of the structure’s condition, an appraisal inspection of the property value, a survey inspection of land boundaries, and a title inspection of ownership and any liens. Inspections ensure you know what you are buying.
During the inspection period, your lender will request many different financial documents. The underwriter uses the information in these documents to get you approved for a mortgage loan, and the appraisal verifies the home is eligible as collateral. When the underwriter’s requirements are all met, financing is finalized.
After all inspections are completed and negotiated and your loan is approved, it’s time to close! Closing is usually held at a title company, where you will sign documents related to the loan and transfer of ownership. You’ll also pay your down payment and closing costs at this time.
Once all parties have signed off and the funds for the loan are received at the title company, the transaction will be “closed and funded” and you will finally receive the keys to your new home. Congratulations, neighbor! It’s time to celebrate in the big city!
