Also, remember that sellers have emotional attachments to their house, and may feel offended to have all of their home’s small flaws pointed out. Instead of asking for every single defect to be fixed, consider asking for a reasonable credit at closing to handle some of the repairs yourself. This gives you the flexibility to hire your own contractors and do the work on your own timeline.
